Estonian household wealth surges 56% in three years, fueled by property boom
Household wealth in Estonia has grown significantly over the past three years. New figures show the average net wealth per household reached €103,300 in 2024, up sharply from €66,200 in 2021. Property remains the backbone of this wealth, but more families are now investing in other financial assets. Between 2021 and 2024, household net assets jumped by 56%. Even after accounting for inflation, the real increase stood at 16%. The rise reflects both higher property values and a shift in how families manage their money.
Real estate continues to dominate household wealth, making up the largest share of non-financial assets. On average, each household held €102,400 in property and other physical assets in 2024. Financial assets, such as stocks, bonds, and savings, accounted for about a fifth of total wealth, averaging €13,900 per household. More households are now diversifying beyond traditional bank deposits and pension funds. However, borrowing has also increased. The share of households with mortgage debt climbed from 23.7% in 2021 to 27.5% in 2024. The average mortgage balance reached €34,900.
The data highlights a clear trend: Estonian households are wealthier than before, with property as the main driver. At the same time, rising mortgage levels suggest more families are taking on debt to invest in real estate. The shift toward broader financial investments also marks a change in how people build and protect their assets.
