Frankfurt's Central Business District Gets a Vibrant Makeover

The bustling heart of Frankfurt is undergoing a dramatic transformation, with mixed-use development projects like FOUR cornerstone to its revitalization. Located on the former Deutsche Bank site on Junghofstrasse, FOUR is more than just a collection of skyscrapers—it's a global quarter designed to seamlessly intertwine office, residential, retail, and hospitality spaces in a single urban neighborhood.

Jens Hausmann, Managing Director of property developer Groß & Partner, envisions FOUR serving as a beacon for the future, breathing life into Frankfurt's CBD even outside of traditional office hours. The complex is set to become a hub of activity, from the two significant public squares totaling around 4,500 square meters to the 1,000 square meter roof garden accessible to the public.

The integrate-and-thrive concept doesn't stop there. FOUR boasts a luxury hotel, Kimpton (Interconti), and a food hall called "District Market" operated by the world's largest company caterer, Compass Group. With 14 stands featuring renowned Frankfurt restaurateurs alongside new international concepts, a fully-fledged restaurant, and a cookery school, the food hall ensures plenty of dining options for office workers throughout the week.

FOUR Frankfurt is currently progressing steadily, with the tallest tower nearing completion and the first tenants slated to move into the smallest tower by October 2025. Despite the ambitious timeline, the developers are confident that the influx of multinational corporations, residents, and visitors will make FOUR a landmark in Frankfurt's CBD, setting global standards for urban development.

As companies begin to prioritize a return to the office, there's a growing demand for high-quality, well-connected workspaces. Manuel Backfisch, Head of Capital Markets Frankfurt at real estate agent Colliers, reports a record office leasing rate in Frankfurt's CBD, with more than 500,000 square meters of take-up anticipated for the year as a whole.

Meanwhile, older or unattractive office buildings in less desirable locations can often be repurposed as residential spaces, as evidenced by the co-living spaces at the former GDR ministry in Berlin-Pankow, now known as "The Base." This strategic approach helps minimize "grey emissions" from demolition and new construction.

Mixed-use developments like FOUR not only contribute to the economic vitality and commercial activity of the CBD but also inject a dynamic, round-the-clock mood into the district. By fostering a sense of community and encouraging pedestrian traffic, these transformative projects set a powerful example for urban regeneration in Europe and beyond.
