It's been a while since the proposed development for the site nestled between Hansastraße, Loßnitzstraße, and Bahnhof Neustadt was first unveiled. Updates and revisions were made, plans were displayed, and in 2023, building permits were officially issued. The former investor, Delitzscher Immvest Wolf GmbH, morphed into Quarterback Immobilien AG, a company well-known for its construction projects in and around Neustadt.

But what's this? Trees felled, the site fenced off, yet no sign of construction? Some district councilors have taken notice and raised concerns, with a brief mention of this in the May session. The project saw a change in hands, with the end investor pulling out in December of 2023.

When inquiry was made, the city administration shed some light on the matter. The permits for the residential and commercial buildings (Block A, B, C), the residential building Block D, and the noise protection wall on the railway embankment are all still valid, and the necessary structural engineering evidence has been prepared and checked. Construction could theoretically begin, but it seems the stars haven't aligned just yet. The State Capital Dresden is not aware that Quarterback has any intention of letting go of the project.

Our inquiry was also met with a positive response from Quarterback Immobilien AG. "Yes, Quarterback will build the residential quarter," said a spokesperson, albeit without a definitive timeline. Financing and construction costs, they explained, have made residential projects economically infeasible, making it uncertain when the construction will commence.

The revitalization of the old locomotive shed, intended for the sports club "Motor Mickten," was also part of the project's original plan. "We've been waiting since December 2023 for the green light," says Motor-Mickten President Steffen Tampe, yet the club remains eager to operate in the old locomotive shed. However, revitalizing the locomotive shed without the new construction project would be economically unfeasible, according to Quarterback.

On a brighter note, interest rates have since returned to levels seen in late 2022, and Federal Minister of Housing Verena Hubertz (SPD) has announced a construction boom. With her policy revolving around Tempo, Technology, and Tolerance, she advocates streamlining approval processes, embracing innovative construction methods, and promoting tolerance for residential construction. A law for the construction boost is expected to be submitted to the Bundestag before the summer break.

Lastly, the street through the new residential quarter will be named Josef-Burg-Straße in honor of the Israeli politician Yosef Burg, a native of Dresden.
