New office structure emerges beside the historic Metropol Theatre at Nollendorfplatz

In the heart of Berlin-Schöneberg, real estate company Bauwens is set to redevelop a property adjacent to the historic Metropol-Theater. The project, named 'NO6', is being designed by the architectural group HENN, who were selected as winners of an international competition after several revisions of the designs.

The new office building will span approximately 6,000 square meters, with a focus on sustainability. Bauwens aims to develop a 'Zero-Emission Building', seeking platinum certification from the German Sustainable Building Council. The design features the use of renewable energies such as geothermal and photovoltaic systems, as well as reusable building materials.

The facade of the building will be a striking sight, with concavely curved facade windows and metallic opening wings reflecting the sky. The massive ground floor will bend inward towards the main entrance, creating a protected entrance area. An upper building section will have a corner reserved in the set-back attic floor to highlight the neighboring tower of the 'Metropol', creating a roof terrace.

The property, which was acquired by Bauwens at the beginning of 2020, was last used as an arcade. Before redevelopment, the neighboring property was only rebuilt with a two-story utilitarian building after World War II. The former playhouse 'Metropol' still shapes the popular square in the northern part of Schöneberg.

Bauwens, in collaboration with the district of Tempelhof-Schöneberg, launched this architectural competition for the redevelopment of the property. No further projects in Schöneberg are mentioned in the current paragraph.

It's worth noting that this isn't Bauwens' first foray into sustainable development. The company also developed an office and residential project at Prenzlauer Allee in Pankow.

This news marks an exciting step forward in the continued revitalization of Berlin-Schöneberg, contributing to the district's growing reputation as a hub for innovative and sustainable architecture.
