Maharashtra Housing Sales Dip in Q3 2025, Revival Expected During Festive Season
Housing sales in Maharashtra's key cities have witnessed a dip, with Pune and Mumbai region experiencing a significant decline in the July-September 2025 quarter. However, industry experts anticipate a revival in demand during the upcoming festive season.
In Pune, housing sales plummeted by 16% to 17,762 units in the third quarter of 2025 compared to the previous year. This trend was echoed in the Mumbai region, where sales dropped by 17% to 49,542 units during the same period. The decrease was attributed to lower demand and increased property prices.
Across India's top 9 cities, housing sales fell by 4% year-on-year (YoY) and 1% quarter-on-quarter (QoQ) to 1,00,370 units in the July-September period, according to PropEquity. Sales in Thane, Mumbai city, and Navi Mumbai also decreased by 28%, 8%, and 6% respectively during this period.
CREDAI-MCHI remains optimistic about the housing market in Maharashtra, expecting demand to bounce back during the festive season. The industry body cited strong demand drivers and infrastructure upgrades in the Mumbai Metropolitan Region (MMR) and Pune as reasons for this anticipated revival.
