"Königspark": Emerging residential and business hub in the Berlin vicinity
In a significant development, DLE Land Development GmbH has announced plans to transform the 56-hectare site currently known as "Königspark" in the southeastern outskirts of Berlin into a residential and commercial quarter.
DLE Land Development GmbH, a company specialising in the development of residential and commercial real estate projects, has been at the helm of the "Königspark" district in Königs Wusterhausen. The company aims to deviate from the purely commercial use of the site and incorporate residential development in this extensive project.
The "King's Park" project is planned to include space for schools, kindergartens, and local amenities, addressing a major concern for the current residents of Königs Wusterhausen, as per a recent Forsa survey. The lack of local supply facilities such as schools, kindergartens, and doctors has been identified as a significant problem in the area.
The development will prioritise a functional mix of motorized individual traffic, public transport, and modern mobility options like car-sharing, e-bikes, cargo bikes, or e-scooters. The aim is to make the new quarter car-free, especially in residential areas, and provide parking spaces for cars and bicycles.
The project managers of "King's Park" are orienting towards the concept of a 15-minute neighbourhood, which aims to achieve economic and ecological efficiency through short distances. This concept will be reflected in the planned green corridors that will connect the individual quarters in the future.
The "King's Park" project is explicitly designed to be sustainable, with 100,000 square meters of park and green space for recreational activities being created or preserved. Rainwater retention basins alongside the streets and ponds are planned to collect and use rainwater, contributing to the project's eco-friendly approach.
Around 100,000 square meters of green and recreational space will be created as part of the "King's Park" project. This space will also include urban and social infrastructure such as a new fire station, an educational campus, medical facilities, shopping options, and recreational areas.
The development of "King's Park" is currently in an early planning phase, with the existing concept being an urban planning preliminary draft that will be further developed in the coming years with regular public involvement. The approval of local authorities is necessary for the implementation of the ambitious plans for "King's Park" in the coming years.
