In the vibrant and diverse Russian housing market, the demand and appreciation of various apartment formats vary across regions. While the fastest appreciating and most demanded secondary housing formats in different regions remain unspecified in the current data, some insights can be drawn.

The secondary housing market typically consists of one-room (studio), two-room, three-room, and multi-room apartments. Demand and appreciation are influenced by factors such as urbanization, demographic trends, and socio-economic factors.

Recent years have seen a significant increase (13% in 2024 compared to 2023) in individual residential housing construction, driven by expanded mortgage lending programs and pandemic-induced interest in suburban real estate. However, the resale secondary market for urban apartments remains strong, particularly in major cities like Moscow, St. Petersburg, and regional centers.

One-room apartments are popular among single young professionals, with high rental demand. They have seen moderate appreciation in metropolitan areas. Two-room apartments, on the other hand, have a balanced demand from small families and investors, with steady appreciation in urban centers. Three-room apartments are in high demand from families, with stronger appreciation in large cities and affluent areas. Multi-room apartments (four or more rooms) cater to niche luxury or large family segments, with appreciation linked to elite urban locations.

In the Krasnodar region, the least growth in price has been observed in the multi-room apartment segment, with a 5.8% increase to 187,000 rubles per square meter. One-room apartments have increased by 7.7% to 181,000 rubles per square meter, while two-room apartments have seen the most significant price increase over the year. The average full price of multi-room apartments in the Krasnodar region has reached 26 million rubles (+10%).

Nationwide, the largest share of offerings on the secondary market is for two-room apartments (34%), followed closely by one-room apartments (30%). Three-room apartments account for 23% of all offerings, and apartments with four or more rooms make up 5% of the total. The share of studios is 8%.

In several major regions, one-bedroom apartments are the most popular choice, with the Krasnodar region leading the way at 55%. This trend is also observed in regions such as the Samara region, Saratov region, Chelyabinsk region, Yakutia, St. Petersburg and Leningrad region, Novosibirsk region, where one-bedroom apartments are in high demand, with percentages ranging from 62.5% to 77.6%.

In contrast, the resale market for multi-room apartments may offer lower returns, with the Krasnodar region showing the least growth in price (5.8%) compared to one-room and two-room apartments.
