Tenants' Association: Average Operating Costs in 2024 Have Increased Significantly Again - German tenants hit by soaring heating and service costs in 2024

Tenants in Germany faced higher service charges in 2024. Heating and hot water now cost tenants an average of €1.32 per square meter monthly. This jump came as energy bills rose sharply across the country. In cities focused on energy efficiency, such as those in the federal government’s Efficient Buildings programme, costs grew even faster. There, energy-related charges went up by 7.2 percent in 2023 and 5.8 percent in 2024. The overall rise in service charges reflects higher energy and tax costs for renters. While shared media fees fell, most tenants still paid more in 2024. Landlords and policymakers continue to face pressure over how these financial burdens are distributed.
