In the heart of the city, DSK Development is creating a unique living experience by constructing three multi-family houses with 16 apartments on a picturesque slope. The project's location, reminiscent of the view from the "Villa Foresta" restaurant's terrace, offers a stunning view of the eastern part of the valley.

The slope, once used for a restaurant's terrace, is now the site of the construction. Preparations after obtaining the building permit were time-consuming, but the wait was worth it. The houses are being built on the site of a previously demolished guesthouse.

The construction process involves a meticulous Berlin retaining wall installation for sloped site development. This installation process ensures the retaining wall withstands earth pressures on sloping sites, preventing soil erosion or collapse while integrating with multi-family residential building foundations.

The first step in this process is site assessment and technical preparation. Inspecting the project site, collecting all necessary data such as topography, adjacent structures, soil mechanics, and architectural plans is crucial. Conducting geotechnical studies, including in-situ soil testing, is essential for proper design and safety assurance.

Following this, excavation support and earth retention installation take place. Seven-meter-long piles were driven into the ground for support, likely used to provide structural support on the sloped site. A Berlin retaining wall was used to secure the excavation. The wall, anchored into the hillside, ensures deep anchorage and wall stability.

Once the Berlin wall is securely in place, the structure's construction begins. Beam installation follows, followed by slab construction of the next floors. Continuous monitoring and supervision of the retaining wall and soil behavior are critical during and after construction to maintain safety and structural integrity.

The project includes an underground garage and parking spaces, adding to its appeal. CEO Soni Biela discussed the construction progress with a local newspaper, expressing excitement about the project's progress and the unique living experience it promises to offer.

With the construction of the shell for the houses currently underway, residents can look forward to moving into their new homes soon, enjoying the scenic view that the project's location offers. The multi-family houses, once completed, will stand as a testament to DSK Development's commitment to quality and innovation in real estate development.

The geotechnical studies, including in-situ soil testing, are vital for the proper design of the retaining wall, ensuring safety and integration with the multi-family residential building foundations. The site is being prepared for soil nailing, a technique that reinforces the slope for stable and secure construction, as referenced in resources such as the Geosynthetic Institute's soil nailing guide ([1]) and Soil-Aid's soil nailing information ([2]).

For potential investors in real estate development within the housing market of this city, it is worth noting that DSK Development is using innovative soil nailing techniques to mitigate risks of soil erosion and collapse in the sloped site, thereby securing the foundations of the multi-family houses they are building, with a focus on quality and providing a unique living experience for residents.
