Council Selects Repurposing Plan for Former Residence - Challenges Arising in Attracting Financial Backers

The city of Trier is set to breathe new life into the Exhaus building, a cultural landmark that has been closed since 2019 due to structural issues. The city council has recently passed a new usage concept for the Exhaus, transforming it into a youth and cultural centre.

Real estate expert Dirk Lohr believes that the concept, which includes a provision for a children's daycare centre for up to 50 children, could potentially deter possible investors. However, he sees a cooperative as a viable option, especially considering the establishment of a cooperative as the best solution from a social pedagogical and community-oriented perspective, according to Sabine Bollig, who deals with social development in Trier North.

The investor, responsible for the renovation, will have the opportunity to acquire the building without paying for the land. The action alliance, which consists of citizens, craftsmen, business owners, and foundations, wants the cooperative to ensure that the Exhaus is operated in the interest of the community.

The Exhaus offers great potential from a social pedagogical and community-oriented perspective. The charm of the Exhaus lies in the subcultural space created by youth work, after-school care, and the music scene, bringing together youth from different districts. The Gewölbekeller will be restored for music rehearsals and concerts, while the left wing of the Exhaus will be used for municipal purposes, including youth work, a youth café, and an open meeting place.

The other building areas will be available for economic use, such as gastronomy, offices, or a recording studio, to make the Exhaus attractive to investors. Apartments are not included in the concept. A café at a children's daycare centre and with youth culture could be attractive for young parents, according to Dirk Lohr.

The city does not want to bear the millions for the renovation. Approximately 90 people demonstrated during and following the city council meeting on Wednesday evening, calling for more self-determination and the establishment of a cooperative. The search for investors for the Exhaus is ongoing, but finding a successor after the previous one quit after only three years has proven challenging, with 40 interested parties having come forward so far.

The revival of the Exhaus as a youth and cultural centre promises to be a significant step forward in Trier's social and cultural landscape. The community-oriented approach, combined with economic opportunities, makes the Exhaus an exciting prospect for both investors and the local community.
