Housing construction in the German region of Saxony-Anhalt has plummeted to new lows in 2024, as per the State Statistical Office in Halle. The astounding 18.3% drop in apartments completed last year compared to the previous one resulted in a measly 3,328 units, marking the first time since 2019 that the count has dipped below the 4,000 mark.

This disheartening decline mirrors the continuous descent in building permits over the years. In 2023, the issuance of building permits plummeted by a steep 41.0%, and 2024 wasn't any better with a further 16.9% reduction.

Out of the completed apartments, a whopping majority (2,877) were single-family homes, while duplexes (83), townhouses (86), and other types had a minimal impact. The year 2024 saw a decrease of 28.4% in residential buildings (2,295) and a smaller decrease of 9.3% in non-residential buildings (617).

Switching gears, 307 apartments were condominiums, which were significantly smaller on average than other apartments: 2.3 living rooms as opposed to 3.8.

  • Why the Slump? While the State Statistical Office didn’t pinpoint specific reasons for the record low in housing construction in Saxony-Anhalt, it's worth considering factors like economic conditions, fluctuating interest rates, and market demand. Other areas confronted similar challenges, such as construction activity driven by economic uncertainty, soaring interest rates, and shifts in private demand[1][3]. Additionally, the broader German construction sector faced difficulties, including order and output fluctuations, which could impact regional activity[1]. For a detailed analysis of Saxony-Anhalt's 2024 housing construction trends, you might want to delve into the State Statistical Office's reports or press releases as they don't provide context-specific insights in the search results.
