The area is situated at the northern edge of the Outer New Town and transitions to the Dresden Heath. Notable neighbours of the development include the Free Alternative School and the State Directorate of Dresden to the east, and the former state library building, currently used by the Melli-Beese School and a DRK kindergarten, to the north.

One of the key features of the plan is a new road, which will run from the northern part of Marienallee to Radeberger Straße. This road infrastructure is crucial for improving connectivity and accessibility within the area.

However, the development has faced some delays due to a conflict over open space for two schools. After four years, an agreement has now been reached between the schools and the investor, paving the way for preliminary planning to proceed.

Another noteworthy aspect is the preservation of a protected sandstone wall along Stauffenbergallee. The individual plots in the area are predominantly in private ownership. To respect the surrounding architecture, buildings will orientate themselves towards neighboring protected buildings.

Unfortunately, there have been incidents in the area, such as a fire involving a minibus at the intersection with Rudolf-Leonhard-Straße. However, the city council has granted building rights for the area, and the project is set to move forward.
